Free Tenant Rights Workshop 4/1 4:30-6:30 at Bellevue City Hall

Want to know more about your rights as a renter? Wondering how to get your deposit back or request a repair? Would you like to know how the new changes in the laws impact renters? Solid Ground Tenant Counselors are hosting a FREE Rent Smart Workshop for the community next Tuesday, April 1st, 4:30-6:30pm, at Bellevue City Hall.

At this tenant’s rights workshop, they will provide information about the landlord-tenant laws in Washington State and discuss the laws and ordinances that apply throughout the housing search process, move-in, during tenancy, move-out and eviction. Bring your questions!

Since there is no agency that enforces the Residential Landlord-Tenant Act in our state, it is largely up to tenants to understand the laws and know their rights in order to take appropriate action to effectively enforce them. They will talk about some tips and best practices for renters to help you assert your rights and have a successful tenancy – whether you are signing a rental agreement, requesting repairs or have questions about your privacy rights.

Especially with recent changes and additions to the laws, challenging situations can arise for tenants. There are remedies available to tenants if a landlord is not complying with the laws, but tenants have to know those remedies are available in order to use them. Knowing the laws and what steps to take, tenants can take action to correct the problem.

If you would to attend the workshop, please RSVP to the Solid Ground Tenant Services Workshop & Advocacy Line at 206.694.6748 or email tenantwa@solid-ground.org.

Free Rent Smart Workshop
Tuesday April 1st, 4:30- 6:30 pm

Room 1E-112
450 110th Ave. NE, Bellevue, 98009

To get there, you can take any bus to Bellevue Transit Center, such as the 271 or 550. If driving, the visitor parking entrance is located on 110th Avenue

Financial Fitness Tips

Here are some financial tips from Solid Ground’s Financial Fitness Boot Camp. We will be sending out financial fitness tips like this a couple times a month from now on.

Spring is almost here, and it’s a good time to get a checkup regarding your financial fitness.

Ask yourself a few questions:

Are you experiencing anxiety around your bills and payments from the holidays?
Are you preparing your taxes or at least thinking about it? (April 15th is just around the corner!)
Are you tracking your spending using a budget or spending plan?
How much are you saving each month for emergencies?

Well, the above sounds like a lot to do and can be stressful. From the questions above, make a list, or what we refer to as a “Financial Fitness Action Plan”. Prioritize what is most important to you and write a statement explaining why it is important to you.  Next, decide what your action steps will be to meet that objective.  Who will you contact for information or clarification? Make sure you have a pen and paper when calling so you can write down who you spoke to and what you spoke about.

It’s close to tax time. Don’t fret- there are many sites that can prepare your taxes for free. Get all of your documents together so that your time and the preparer’s time will be well spent. To find a free tax preparation site near you, call 2-1-1 and tell the operator that you want information about free tax preparation services. Or text the word TAX and your 5-digit zip code to 313131 or e-mail EITC@uwkc.org or visit uwkc.org/taxhelp.

You might say that you don’t have enough money to save.  Well, start with $5 - the point is “just do it!”

We would also like to remind you about Financial Resource Day, this Saturday 3/22 from 10-3 at Rainier Community Center at 4600 38th Ave. S in Seattle, where you can get help with managing your finances, preparing taxes, searching for a job, signing up for public benefits and more.

We would like to invite you all to call the Financial Fitness Boot Camp at either (206) 694-6739 or (206) 694-6776 and make an appointment to come and see one of Solid Ground’s financial counselors.  They can pull your credit report for free; teach you how to develop a budget/spending plan; and teach you how to read your credit report and what to do if you need to dispute an item.  They would be happy to assist you with whatever you want to focus on to help you reach your financial fitness goals! Don’t delay, call today!

The next Open Enrollment period will be November 15, 2014 to February 15, 2015.
It is important to know that there is no limited enrollment period for Washington Apple Health (formerly known as Medicaid).  This means you can enroll at any time.  This is also true for those enrolling in the Small Business Health Options Program.  American Indians/Alaskan Native and Indians eligible for services through an Indian health care provider may also enroll throughout the year.
Washington Apple Health is the new name for Medicaid.  If you have income below 138% of the Federal Poverty Level (FPL) and are between the ages of 19 and 65, you may qualify for free Apple Health insurance.  138% of the Federal Poverty Level is approximately:

2.     With in-person assistance.  There will be in person assisters, also known as navigators, who can help you enroll if you are not able to complete the on-line application on your own. If you live in King County, you can find an in person assister near you by going to the King County Public Health website.  The web address is www.kingcounty.gov/coverage. If you live outside of King County, you should contact the Customer Support Center at 1-855-923-4633 as soon as possible. Or you can go the www.wahealthplanfinder.org and click on the Customer Support link in the upper right-hand corner.

When you are ready to apply, make sure to have the following information available:

1.     Your household monthly income
2.     The Social Security numbers and dates of birth for each member of your household.
3.     Your immigration information, if that applies to you.

After the March 31 deadline, you can enroll in a Qualified Health Plan through Washington Healthplanfinder only if you have certain life events that allow you to qualify for a special enrollment period.  Qualifying life events that create a special enrollment period include:

2.     Giving birth, adopting, or placement of a child
3.     Permanently moving to a new area that offers different health plan options
4.     Losing other health coverage (for example, due to a job loss, divorce, loss of eligibility for Medicaid or CHIP, expiration of COBRA coverage, or a health plan being decertified).
5.     For people already enrolled in Washington Healthplanfinder coverage, having a change in income or household status that affects eligibility for health insurance premium tax credits or cost-sharing reductions.

Beginning in 2014, most people will be required to purchase health insurance or pay a fine.  For individuals, the penalty will start at $95 a year, or up to 1% of income, and increase to $695, or 2.5 percent of income, by 2016.  For families, the penalty will be $2,085 or up to 2.5 percent of household income.
