Housing Discrimination Stories

Solid Ground is looking for people who have experienced difficulty in finding housing that have criminal records. There will be opportunities to share your story in an effort to outlaw discrimination based solely on the existence of a criminal record. Even an arrest without a conviction can show up on a background check and impact the chances of moving into the housing that you want. Other cities and states have created ordinances that outlaw discrimination based on arrest records or certain types of convictions. We would like to bring that protection to our area.

Rent Smart Workshop 10/22/15

Solid Ground will be hosting a Rent Smart Workshop on Capitol Hill on Tuesday, October 27th from 5:30 to 7:30pm. These workshops are an opportunity to speak with tenant advocates about the common issues that renters face and how to best resolve those issues. Rent Smart Workshop

Solid Ground hosts a Rent Smart Workshop every quarter. There will be one on Monday, September 28th from 4:30 to 6:30pm at the Shoreline Library. This is an opportunity to learn more about your rights as a renter and how to create a productive relationship with your landlord. Our tenant counselors work with renters from all over Washington State and have strategies to resolve common problems. Bring your questions and concerns or just learn more about your rights and how to be a good tenant.

Seattle Housing Section 8 Waitlist Lottery is Open

This message is about Seattle Housing Authority’s Section 8 Waitlist opening. 

Do you or someone you know need subsidized housing? The online lottery registration has opened for Section 8 housing vouchers through Seattle Housing Authority and will remain open until April 10th at seattlehousing.org/waitlist.

Section 8 vouchers allow participating tenants to choose and rent units from private landlords. The Housing Authority pays a fixed amount of the rent to the owner each month, and the tenant pays the difference between this subsidy and the total rent, in addition to any utilities not included in the rent. In general, tenants pay between 30 percent and 40 percent of their monthly income for rent and utilities.

Any person 18 years old or older (or an emancipated minor) may register for the lottery no matter where he or she lives. If someone lives outside of Seattle and receives a lottery number, and later a voucher, they will be required to live in Seattle during their first year on the program.

Registration is free. If you are asked for money, you are not on the correct website. No one can promise you a spot on the waitlist. To avoid scams, do not search the internet for the waitlist registration, and do not click on ads. The safest way to register is to type "seattlehousing.org/waitlist" directly into your browser's address bar.

King County Housing Authority Section 8 Waitlist Now Open!

Do you or someone you know need subsidized housing? King County Housing Authority Section 8 waitlist reopened today! King County Housing Authority’s wait list from June 2011 has been exhausted.  The wait list for new applications will accept online-only applications at kcha.org starting today January 28^th,  through February 10^th at 4 p.m. A computer lottery will randomly select 2,500 households from eligible applications received to be placed on a new Section 8 voucher wait list.

Section 8 vouchers help people with low incomes rent homes on the private market. With a voucher, you pay at least 28 percent, but not more than 40 percent of your household income for rent and utilities. King County Housing Authority pays the difference between your portion of the rent and the amount your landlord requests. If you qualify for a voucher, you can use it to rent from any landlord in King County willing to take part in the program. In some cases you may also use it to rent in incorporated Seattle or Renton, or outside of the county.

Please be aware of scams. The King County Housing Authority never charges fees to apply for its programs. Any agency requesting a fee to assist you or who guarantees placement on the waiting list is fraudulent. Please report any such agency to KCHA.

For the first time, all applications must be submitted online through their website, www.kcha.org.  The online application may also be completed using a smart phone. King County Housing Authority is working to assure adequate access and assistance, including making computer centers at a number of King County Housing Authority properties around the county available to the general public to apply. Computers in the lobby of the 700 building will also be available to the public during the application period at 700 Andover Park W. Tukwila, 98188. There are remedies available to tenants if a landlord is not complying with the laws, but tenants have to know those remedies are available in order to use them. Care Day strives to connect people experiencing homelessness and poverty in our local community with the services and resources they need, in one place, on one day. Attendees will enjoy a hot meal and receive free health services, haircuts, legal assistance, and access to public benefits, counseling, and employment training.  ConnectUp will be there offering information on Community Voicemail, Resource Wire, free phone services and low-cost internet options.

On Friday, August 22^nd from 11am – 1pm FamilyWorks Food Bank and Solid Ground offer a Baby Boost Fair. This free event is for parents on a limited income. Learn more about health and nutrition resources, connect with important parenting programs and social service agencies and get free items for infants and toddlers, including feeding and hygiene products. The event will be held at the Family Works Food Bank at 1501 N 45th Street, Seattle. 

WorkSource Renton is hosting a Mock Interview Session with Employer Guests on Tuesday, August 19 from 1pm-3pm at 500 SW 7th Street. PCL Construction and Smart Talent will conduct mini mock interviews with each person (10 minute timed interview and 5 minutes for feedback). Customers will give the employer their resumes and job titles they want to practice interviewing for ahead of the interviews. Essentially, we want applicants to be able to succinctly express why they're a good fit for a particular target job they're interested in. Having real employers helps replicate an interview situation and is an invaluable service for interview practice, employer feedback, and employer networking. Tenant Tip: The Power of Writing

Open verbal communication with your landlord is always great to have, but clear written communication may be more effective. Keeping any decision, agreement or transaction on written record is a great tool to have your needs as a tenant met, especially when it comes to repairs, rent payments, or deposits. Here are some suggestions from Tenant Tips!

Document All Communications with Your Landlord in Writing.

Some rental units, due to normal wear and tear over time, might be in need of a repair. Whatever your lease agreement states, if you would like the landlord to attend to a repair issue, make all your requests in writing. Starting a paper trail is an effective way in which you can track communication with your landlord, and it is also what the law requires. According to RCW 59.18.070, “…all repair requests must be in writing.” And don’t forget to keep a copy of the letter for your records as well!

One of the best tools to ensure your request is received is to use certified mail receipts. Simply go to the post office and purchase a return receipt when sending it to its destination. When your landlord receives the letter, they will sign and date your letter containing your request. You will then have the certified mail receipt as documentation of when the repair request was received.

Can’t get to the post office? Another option is to ask a reliable third party to witness your delivery of the repair request to your landlord. You could also ask the landlord to sign and date your copy of the repair request to keep for your records.

Having written documentation regarding any agreement or transaction with your landlord, such as rent payments, service plans, or changes to the rental agreement, is beneficial to both parties. It helps keep clear what is expected of both parties and keeps track of all agreements and communications.

Good relationships and open verbal communication with landlords can go a long way, but written communication is a helpful way to make sure your needs as a tenant are met in a timely and efficient manner.

Solid Ground Tenant Counselors are hosting a FREE Rent Smart Workshop for the community next Thursday, January 30th, 4:30-6:30pm, at Solid Ground.

At this tenant’s rights workshop, they will provide information about the landlord-tenant laws in Washington State and discuss the laws and ordinances that apply throughout the housing search process, move-in, during tenancy, move-out and eviction. Bring your questions!

Since there is no agency that enforces the Residential Landlord-Tenant Act in our state, it is largely up to tenants to understand the laws and know their rights in order to take appropriate action to effectively enforce them. They will talk about some tips and best practices for renters to help you assert your rights and have a successful tenancy – whether you are signing a rental agreement, requesting repairs or have questions about your privacy rights.
